    3. surprise, do have copy of brochure re: subject so here goes. actual paper is folded 4 page and of course, yellowed with age. front page to saratoga, kansas, and return from any point in the east for nothing! the round trip absolutely free jacques, mcconville and co., will refund your railroad fare, if you buy of them 160 acres of land in the best county of kansas. they have for sale 40,000 acres, ranging in price from $5.00 to $12.00 per acre. read description of pratt county and her products on inside pages of this folder, and for further particulars address jacques, mcconville & co. saratoga, pratt county, kansas bring this circular with you inside - page 2 pratt county is in south central kansas and is one of the golden belt counties. the surface is a gently un- dulating prairie, sloping toward the Ninnescah river, which rises in the west part and flows east through the center of the county. there is no rough land except along the river, and a small tract of sand hills in the southeast and northwest corners of the county. the soil is a dark and sandy loam. in the river bottoms and near the river there is more sand and the soil is lighter than on the uplands where a black sandy loam prevails. both bottom and upland where not cultivated is covered with a heavy growth of blue stem and buffalo grass, though the latter is giving out rapidly to the blue stem, which in places grows to the height of seven feet! the last three years crops have shown the won- derful richness of our soil. there are a number of creeks and the ninnescah river which water the county and furnish some splendid water power for manufacturing. there are three flouring mills (all water power) in the county, the largest one at saratoga, and all doing a prosperous business. this year pratt was one of the few counties of kansas that had a good crop of wheat. our crop will probably average 20 bushels per acre at least. rye and oats were a good crop, and our corn is splendid,-even sod corn promising from 10 to 30 bushels per acre. come and see our beauteous county and bountiful crops. we will show you cheap lands for homes or investment and if you buy 160 acres or more, will deduct cost of your ticket page 3 from the price of the land giving you a cheap home and pay- ing investment, without the trip costing you anything but living expenses. we have good society. churches and school houses are going up in every part of our fair county; our climate is unriv- aled for health and comfort, and the production of the staple crops, fruits of all kinds, including peaches and apricots which never winter-kill here. we will very soon have one line of railroad, as the order has been given for building it to sara- toga immediately, which, when done, will increase the values of land one-half. our markets will always be good, for the mining and stock country immediately west of us will need all of our surplus. our church priviledges are good, for already we have in the south half of pratt and the edge of barbour county thirty members of the german baptist church including one elder (bro. zachariah albaugh), and one minister (rev. jos. glick), in the second degree. w.a. jacques, of our firm, is a member in good standing and, in common with the remaining members of our firm, desires a large settlement of german baptist brethren here. land ranges in price from $5.00 to $12.00 per acre, depend- ing on location and improvements. we offer for the months of october, november and decem- ber to sell you land at these prices as long as we can, and deduct the cost of your ticket. for any particulars address, jacques, mcconville & co. saratoga, pratt co., kansas there is a last page, however, am having painful cramping of right hand so will stop soon. just a mention that this is filled with historical content. trust you will be able to supply me with information on saratoga, especially as to why it ceased to be. there is no date. as mentioned in an earlier email will be glad to send copy of brochure in return for info concerning it. note to hardy and its researchers: would like to hear whether any of your ancestors took mr. jaques up on this offer. to best of my knowledge none of my miller, teets, etc. ancestors went to kansas. did yours?
