Party of the second part the receipt of which is hereby acknowledged has granted bargained sold remised aliened and confirmed and by these presents does grant bargain sell remise alien and confirm unto the said party of the second part and to his heirs and assigns forever. All that certain piece or parcel of land lying in the town of Waupun known and described as the west half of the south east quarter and the south east quarter of the south east quarter of section twe! nty four (24) in township number (14) north of range number fourteen (14) east of the Green Bay land district containing one hundred and twenty 120 acres according to public survey together with all and singular the hereditaments and appurtenances thereunto belonging or in any wise appertaining, and the reversion and reversions remainder and remainders rents issues and profits thereof; and all the estate right title interest claim and demand whatsoever of the said party of the first part either in law or equity, of, in, and to the above bargained premises with hereditaments and appurtenants to have and to hold the said premises as above described with the appurtenances unto the said party of the second part and to his heirs and assigns forever, and the said Samuel GROUT party of the first part for himself his heirs executors and administrators does covenant grant bargain and agree to and with the said party of the second part his heirs and assigns that at the time of the en! sealing and delivering of these presents he is well seized of the prem ises above conveyed as of a good sure perfect absolute and indefeasible estate of inheritance in the law in fee simpler and that the above bargained premises in the quiet and peaceable possession of the said party of the second part his heirs and assigns against all and every person or persons lawfully claiming or to claim the whole or any part thereof he will for ever warrant and defend.
