Scott, Thanks for this information. What is humorous if not ironic is that VGS office is directly across the hall from my real estate broker's office (Alfred J. Dickinson, Inc.). I don't get down there often (what? my office in RIchmond?) but when I do I never seem to find VGS open at the same time. I swear it's a conspiracy!
