This indenture made and entered into 25th June 1853 between Samuel W FLIPPIN of the one part and James M Flippin of the other part witnesseth that the said Samuel W Flippin is a child and heir at law of Isaac Flippin, who has heretofore departed this life intestate in the County of Monroe and State of Kentucky, the owner and proprietor of certain lands in said County and State, upon the waters of the East Fork of Barren River which lands descended to his children and heirs, subject to the dower interest of Nancy Flippin, his wife, who since his death, has intermarried with Edward CAYWOOD and whereas the County Court of Monroe County has heretofore appointed commissioners to lay off and assign to said Nancy her dower in said lands, who have gone on to perform that service. A report of their proceedings under said assignment showing that portion of said lands which has been assigned to her as her dower is on record in the Monroe County Court Clerk's office to which reference is here made. Now be it known that in consideration of Fifty dollars in hand paid, the receipt of which is hereby acknowledged the said Sam'l W Flippin hath and doth by these presents, give sell and convey unto the said James M Flippin his, the said Sam'l's divided share and part in the said land so laid off and allot'd to said Nancy as her dower, aforesaid, to have and to hold unto him, the said Samuel W Flippin, his heirs and assigns forever, and the said Sam'l W covenants to warrant and defend the title of said undivided share (which is one eighth part) from the claim of himself, his heirs and assigns and from the claim or claims of all and every person whatever, subject to the encumberances unto him, the said James M his heirs &c forever. In ___ whereof the said Samuel W Flippin has hereunto set his hand and seal the day and date first herein written. /s/ Samuel W Flippen. Witnesses: Daniel CAMPBELL, F M COMER, Clinton WARD. I, I. C. Conkin, Clerk of the Monroe County Court, certify this deed from Samuel W Flippin to James M Flippin, was on this day acknowledged before me by Samuel W Flippin, to be his act and deed, whereupon I have recorded the same together with this certificate in my office.
