I just returned from Edinburgh and stayed at the Roselea Guest House at 4 Kew Terrace. It's the road from the airport to downtown - is right on the main road (which means the bus stops are right outside the front door - going both ways - VERY convenient. The proprietor is David Lapping. He does a great breakfast and the price is 30 pounds (or so) for a single, and something less than double that for a double. I've stayed there 3 or 4 times now and will be going back the end of March for a few days. It is about a 2 mile walk (on the flat) to downtown, has nice restaurants and bars within easy walking distance (or within 1 busstop). It is between Murrayfield and Haymarket, if you are looking at a map. I'll get the details and send them to you later today. I highly recommend him.
