Bruce, I can help you with the first part. You can create a custom report and select the people unrelated to the home person. Set the Relationship Filter to All and click Select, then change the Relationship Filter to All Related, and click Deselect. The only people left selected will be those who are unrelated to the home person. I am not sure how to export the full notes, unless you export the selected people to a gedcom file and then edit that in your word processor. I suppose you could also generate webpages for the selected people, and copy the notes from there.
