I don't think this will help you with regard to your elusive grandfather, but I believe James Jefferson CALAVAN whom you name is s/o William Larkin CALAVAN b.1830/31-WhitleyCo,KY & Serilda GOIN whose lineage still uncertain. Unfortunately, I'm unable to tell you anything further on either James or his parents as they too seem to be almost as elusive as your ancestor, except that some of them were said to be in Lassen Co., CA after being in Oregon, and your message is first time that I've seen any death info on James & have no idea whether he or his brother Frank married or had children. I don't think he owned the building, I think he worked there as a landlord as it said he rented and for occupation said Rooming House boarder All the people listed under him were listed as boarders.
