I urge you to donate it to professionals in St. Louis; a historical records division or library--some place where it can be scanned in its entirety and the information made available to the public while the original is kept in a safe environment. The wrong temperature, humidity and/or light are stealth enemies to old books, especially those from the era you mention. You see, after the turn of the century as the industrial revolution gained momentum, paper became cheap and plentiful, more information could be published faster and at less cost, which explains how a church could afford 'pictorial yearbooks' for all its parishioners. The yearbook must be kept in a suitable environment and its pages scanned so handling can be kept to a minimum.
