The one part by his attorney in fact John Miller of the county of Hawkins and state of Tennessee to Elisha Monis of said county of Breckenridge of the other part both____ the James Ingram by his attorney in fact John Miller for in the consideration of the sum of one hundred dollars Wm. Smith paid Elisha Monis the ___ ____ ____ _____ ____ _____. James Ingram to Elisha Monis John for said James doth bargain and or sell forty four acres of land on Beach Creek south side of Holstein, Hawkins County state of TN and for the consideration of the hundred dollars above named it being part of afore granted to John Thompson by the state of North Carolina owned by Jacob Kepler he gave at his son in law John gngklis (Gonzales?) and the school(?). James Ingram above named Bestti(?) and his as follows beginning at a white oak tree, ___Beach on the north side of the creek on the bank it being a corner of the land of Job Kepler place running West 36 poles to a stake thence south across the main creek to Pilant? line hence with line North 336 to the corner of a plant tract of persimmon bush thence a ___ ___ to 2 white oaks at the mouth of a small ____ sharply?(maybe darky?) school in said creek which are all ___thence closely by the grove where said E. Monis ____thence down the creek to the beginning which do said Ingram by his attorney doth define from him the J. Ingram and his heirs forever and from all other persons to the said Elisha Monis to his heirs forever singular as the premise of his line of Monis�s and all appurtenances unto me.
