Phillips of the County of Kaufman, State of Texas have bargained, sold and conveyed unto the said J.C. Phillips the following described tract of land situated and being in the County of Van Zandt State of Texas, it being a partition of a League No. 106 Patented to Wm. H. McBee, Deceased, and being part of the portion set apart to Robert McBee an heir of Silas P. McBee Deceased, one of his heirs at law. Beginning at the east corner of division, No. 2. See field notes for witness tree, Thence N. 45 W. 178 vs. stake in edge prairie from which a P.O. 3 ft. diam brs. S. 4 E. 18 1/10 vrs. Dist. Thence S. 45 W. 3300 vrs to stake in prairie; Thence S. 45 E. 178 vrs to stake in prairie at west corner of division No. 2; Thence N. 45 E. 3300 vrs. To place of beginning with exception of tract of land described as follows: Beginning at 743 vrs. from corner of division No. 2. Thence N. 45 W. 178 vs to stake for corner; Thence N. 45 E. 75 vs to stake for corner; Thence S. 45 E. 178 vs. stake for corner S.45 W. 75 vs to place of beginning.
