My will and desire further is, that the said burying ground and walls directed to be built, with the privilege of free ingress and egress to and from the same shall be excepted and reserved out of the sales that may take place of my real estate. Item eighth: I give and bequeath unto my friend Peter F. Causey, all of the balance and remainder of my real estate, consisting of sundry tracts or parcels of land, farms, houses and lots of ground, etc....situate in Milford Hundred County of Kent and State of Delaware, aforesaid--to him the said Peter F. Causey his heirs and assigns forever, in trust, for the following use and purpose, that is to say: he the said Peter F. Causey is to sell all the same at public auction in farms or such allotments as he may think will best advance the sales thereof and convey the same by a common deed, as executor, to the purchaser or purchasers, their heirs and assigns forever...
