GENERAL WARRANTY. From C. L. GRIFFIN & Wife to R. H. CHAPEL State of Kansas, Mitchell County, ss. This instrument was filed for record on the 3” day of Nov., A.D. 1906, at 10:00 o’clock A.M. J. W. MCGHEE Register of Deeds. This Indenture, Made this 27th day of October, A.D. 1906, between C. L. GRIFFIN and Lucy GRIFFIN his wife of Mitchell County, in the State of Kansas, of the first part, and R. H. CHAPEL of Mitchell County, in the State of Kansas, of the second part, WITNESSETH, That said parties of the first part, in consideration of the sum of Twelve Hundred and - /100 DOLLARS, the receipt whereof is hereby acknowledged, do by these presents grant, bargain, sell and convey unto said party of the second part, his heirs and assigns, all the following-described real estate, situated in the County of Mitchell and State of Kansas, to wit: All of Lot Eighteen (18) in Block one (1) in Elliotts Addition to the City of Beloit, Kansas, Except one hundred and fifteen (115) feet off the south end of said Lot and also except an additional twelve (12) feet adjoining said one hundred, and fifteen (115) feet. Said Twelve (12) feet being reserved for an alley. Also all that part of Block Seventy Eight (78) in Beloit, Kansas, laying north of said Lot eighteen (18) in Block one (1) in Elliotts addition to Beloit, Kansas. TO HAVE AND TO HOLD THE SAME, Together with all and singular the tenements, hereditaments and appurtenances thereunto belonging, or in anywise appertaining, forever. And said First parties for themselves and for their heirs, executors or administrators, do hereby covenant, promise and agree, to and with said party of the second part, that at the delivery of these presents they are lawfully seized in their own right, of an absolute and indefeasible estate of inheritance, in fee simple, of and in all and singular the above granted and described premises, with the appurtenances; that the same are free, clear, discharged and unencumbered of and from all former and other grants, titles, charges, estates, judgments, taxes, assignments and incumbrances, of what nature or kind soever; Thirteen Hundred dollars which 2d party assumes and that they will WARRANT AND FOREVER DEFEND the same unto said party of the second part, his heirs and assigns, against said parties of the first part, their heirs, and all and every person or persons whomsoever.
