From Orvis W. GROUT & Wife to Jasper M. YOUNG State of Kansas, Mitchell County, ss. This instrument was filed for record on the 22 day of August A.D. 1892, at 4 o’clock P.M., and duly recorded in Book 4 on page 499 Geo. A. HARTMAN Register of Deeds. This Indenture, Made this 22 day of August A.D. 1892 between Orvis W. GROUT and Belle GROUT his wife of Mitchell County, in the State of Kansas, of the first part, and Jasper M. YOUNG of Mitchell County, in the State of Kansas, of the second part: WITNESSETH, That said parties of the first part, in consideration of the sum of One Thousand and – DOLLARS, the receipt whereof is hereby acknowledged, do by these presents grant, bargain, sell and convey, unto said party of the second part, his heirs and assigns, all the following-described real estate, in the County of Mitchell and State of Kansas, to wit: The South half (1/2) of the north west quarter (1/4) of section Thirty five (35) township seven (7) south of range seven (7) west To have and to Hold the Same, Together with all and singular the tenements, hereditaments and appurtenances thereunto belonging or in anywise appertaining, forever: And said Orvis W. GROUT and Belle GROUT for themselves, heirs, executors or administrators, do hereby covenant, promise and agree, to and with said party of the second part, that at the delivery of these presents they are lawfully seized in their own right, of an absolute and indefeasible estate of inheritance, in fee simple, of and in all and singular the above granted and described premises, with the appurtenances; that the same are free, clear, discharged and unencumbered of and from all former and other grants, titles, charges, estates, judgments, taxes, assessments and incumbrances, of what nature or kind soever; and that they will warrant and forever defend the same unto said party of the second part, his heirs and assigns, against said party of the first part, their heirs, and all and very person or persons whomsoever, lawfully claiming or to claim the same except the above mentioned First deed or mortgage. IN WITNESS WHEREOF, The said parties of the first part have hereunto set their hands, the day and year first above written. Orvis W. GROUT Belle GROUT State of Kansas, Mitchell County, ss: BE IT REMEMBERED, That on this 22 day of August A.D. 1892, before me, the undersigned, a Notary Public in and for the County and State aforesaid, came Orvis W. GROUT and Belle GROUT his wife who are personally known to me to be the same persons who executed the within instrument of writing, and such persons did duly acknowledged the execution of the same.
