Edward W. KNAPP and Melissa C. KNAPP to Orvis W. GROUT Filed for Record on the 30” day of August 1890 at 4 o’clock P.M. F. M. APPLEGATE Register of Deeds. This Indenture, Made this 30 day of August A.D. 1890 between Edward W. KNAPP and Melissa C. KNAPP, his wife, of Mitchell County, in the State of Kansas of the first part, and Orvis W. GROUT of Mitchell County, in the State of Kansas of the second part: Witnesseth, That said parties of the first part, in consideration of the sum of Ten Hundred and Fifty DOLLARS, the receipt whereof is hereby acknowledged, do by these presents GRANT, BARGAIN, SELL AND CONVEY unto said party of the second part, his heirs and assigns, all the following-described REAL ESTATE, situated in the County of Mitchell and State of Kansas to wit: The South half of the North West quarter S1/2NW1/4 Section Thirty five (35) Township Seven (7) South of Range Seven (7) West To Have and to Hold the Same, Together with all and singular the tenements, hereditaments and appurtenances thereunto belonging or in anywise appertaining, forever: And said Edward W. KNAPP and Melissa C. KNAPP for themselves their heirs, executors or administrators, do hereby covenant, promise and agree, to and with said party of the second part, that at the delivery of these presents they are lawfully seized in their own right, of an absolute and indefeasible estate of inheritance, in fee simple, of and in all and singular the above granted and described premises, with the appurtenances; that the same are free, clear, discharged and unencumbered of and from all former and other grants, titles, charges, estates, judgments, taxes, assessments and incumbrances, of what nature or kind soever; Except a mortgage of Fife Hundred and Fifty Dollars which the said party of the second part assumes and agrees to pay and that they will WARRANT AND FOREVER DEFEND the same unto said party of the second part, his heirs and assigns, against said parties of first part, their heirs, and all and every person or persons whomsoever, lawfully claiming or to! claim the same.
