From M. A. LAUDER et al to Frank C. WOLF THIS INDENTUTE, Made this 8th day of March A.D. 1923, between M. A. LAUDER, Clarence R. COCHRAN, J. G. COCHRAN, O. J. COCHRAN, a single man, and Lucy COCHRAN, a single woman, sole and only heirs at law of Dora A. CARTER, deceased, and Will LOUDER, husband of M. A. LOUDER, Irene COCHRAN, wife of Clarence R. COCHRAN and Maude E. COCHRAN, wife, of J. G. COCHRAN, of Mitchell County in the State of Kansas, of the first part, and Frank C. WOLF, of Mitchell County, in the State of Kansas, of the second part, WINTESSETH, That said parties of the first part, in consideration of the sum of Ten Hundred fifty and no/100 Dollars the receipt whereof is hereby acknowledged, do by these presents grant, bargain, sell and convey unto said party of the second part, his heirs and assigns, all the following-described real estate, situated in the County of Mitchell and State of Kansas, to-wit: Commending eight and sixteen hundredths chains south of the northeast corner of the southwest Quarter of the southeast Quarter of Section Nine, in Township Seven, south, Range Seven, west of the 6th P.M.; thence bounded west Ten chains; thence south One chain; thence east Ten chains; thence north one chain to the place of beginning, containing one acre. TO HAVE AND TO HOLD THE SAME, Together with all and singular the tenements, hereditaments and appurtenances thereunto belonging or in anywise appertaining, forever. And said parties of the first part for themselves, their heirs, executors or administrators, do hereby covenant, promise and agree, to and with said party of the second part, that at the delivery of these presents they are lawfully seized in their own right, of an absolute and indefeasible estate of inheritance, in fee simple, of and in all and singular the above granted and described premises, with the appurtenances; that the same are free, clear, discharged and unencumbered of and from all former and other grants, titles, charges, estates, judgments, taxes, assessments and incumbrances of what nature or king soever; and that they will warrant and forever defend the same unto said party of the second part, his heirs and assigns, against said parties of the first part their heirs, and all and every person or persons whomsoever, lawfully claiming or to claim the same.
