Neither of these houses are in my 1926 Kelly's directory, which my mean that they'd just been built too. I don't have a later copy, but if someone has a later directory if they could look in the "Villas, Terraces, etc" section that should give you the answer. Having lived off the Margate Rd for a long time, I did look in the Broadstairs and Margate Villa's also as the boundaries were all very close.
