    3. So, you will know how these deeds work, I will give you the two-bit description of this system so you will know this information in the future. For ever real property (land) transaction, there are two deed entries in most court records. There is the entry for the seller, listed in the Grantor Index book, and the entry for the buyer, listed in the Grantee Index book both of which are in the Clerk of the Courts records for the county in which it is recorded. This is how it works in GA and I assume how it works in most other states. Let's say you sold some land you owned. Your name, as the grantor of that deed, goes into the Grantor Index book. Let's say you were the buyer of this land, a duplicate entry for this transaction also goes into the Grantee Index book, listing your name. So, like in all types of accounting, there are duplicate entries in these books for every transaction. Does this make sense? There may even be four entries for just one land transaction. There is the Grantor entry,. the Grantee entry and if you financed the land transaction there will be a Grantor entry listing the name of the buyer who is granting a security deed back to the financer and there is a Grantee entry listing the name of the financier who financed this purchase. My general rule on these early deeds is -- if the deed lists who once owned the land before the seller bought it -- it is probably a Grantor deed. If the deed lists the name of the purchaser and a financier, then it is probably a Grantee deed of some variety. You should also look at both deeds because there is sometimes much to be gained from both deeds. Also, when you have a person who you know to own a certain piece of property based on their later sale of this property, as contained in another deed, but there is no grantor/grantee entry for them as related to how they got this property - they usually inherited it from someone else, probably family in most instances..
