It's a very oblique angle, the seller must be milking the location for all they can! Its age is something I've never looked into, but going by the rather austere architectural lines in the photo of it on your website, I would put it earlier than 1935. It looks more akin to the 1920s love of ancient Egyptian structures (remember those great monoliths on the North Circular near Chingford?) than to the flowing Poirot-esque full-on Art Deco of the thirties.
