Many thanks to all who responded. Following the first reply I received, I have now found Howton Grove Farm on the modern 1:50000 map. Incidentally, the person involved was a 'Richard COURTEEN'. I think he was born in Tyberton and married in Monnington-on-Wye in 1775. In the licence he is described as 'Timber merchant' but in the deed dated 1778 as 'Gentleman'. I don't know if this is the same person, but the surname is uncommon and he could well be. Any help would be appreciated.
