I have found lots of plats that the directions are stated 180degrees out. This will prevent it closing. Normally they start at one point and then progress either CW or CCW around the property. Sometimes they write a direction or two going the wrong way. It may never close all the way just due to accuracies of the time but it should contain a reasonably accurate amount of land. If it says it encloses 50 acres more or less, it could be 45 acres or 55 acres but it will not be 70 acres. Use the size of the property as one of your guides. Also, adjoining properties will have the same bearings but may or may not have common corners. The plats usually say running with so & so's line so you know which property should fit. Sometimes you can look at how the plat is drawn to tell which bearings should be reversed. I have yet to see one that makes and 'X' <vbg> Bob Wilson Wimberley, TX
