Jan, The whole point of my example is to show that just because you know the length and direction of all three lines, you DON'T know the order. Each example has the same lines but a different order and if you enter the two examples into Deed Mapper you'll see that you don't get the same plot. No, I don't have a copy of the deed. If I did, I might know the order in which the sides were recorded and then I wouldn't have a problem. However, in your examples, you provided the lengths and their directions, so you DO know the order. If you had a scaled drawing without angles but "North" (or any other direction) was shown, you should be able to enter the description into Deed Mapper. You could record the property description either "clockwise" or "counterclockwise" and as long as it describes a closed area ("closes") and doesn't cross itself, you know it is valid. The last leg of a property description often contains the words "and to the place of beginning" which guarantees it "closes" to form an enclosed area. Do you have a description of your problem deed? In some cases I can tell which is correct based on the flow of streams shown on the maps, but in many cases I can not. When trying to matches property together it makes a big difference.
