I beg to differ with your analysis of the metes and bounds. You assume that the bearing of the cord of the arc is due east but the surveyor states that point 3 of the survey is on a tangent to the circle. Therefore the bearing of the cord is calculated to be n70.9e and not due east. The metes and bounds you use makes the area plot about 40 acres too much.
