I have found lots of plats that the directions are stated 180degrees out. This will prevent it closing. Normally they start at one point and then progress either CW or CCW around the property. Sometimes they write a direction or two going the wrong way. It may never close all the way just due to accuracies of the time but it should contain a reasonably accurate amount of land. If it says it encloses 50 acres more or less, it could be 45 acres or 55 acres but it will not be 70 acres. Use the size of the property as one of your guides. Also, adjoining properties will have the same bearings but may or may not have common corners. The plats usually say running with so & so's line so you know which property should fit. When I have one of these, I usually try to plot it roughly with pencil and paper. Then I can usually see where either I am wrong or, more likely, the coordinates were recorded incorrectly. Then I can adjust the coordinates as needed. If the closure distance is great, I will often add a closing entry where I can annotate it showing that it is my addition. In either case, I do annotate any of my changes. Sometimes reviewing the neighboring plots or later deeds for the same property can show the corrections needed. Jerry Sullivan has donated his impressive DeedMapper work to the Deed Data Pool. We've just posted his initial take on Prince Edward Co., and we're in the process of merging his rather complete Nottoway/Amelia county file with that of long time deed researcher Dennis Hudgins for posting in the next week or so.
