Signature J. Irwin This Indenture, made the fourth day of March in the year of our Lord, One Thousand Eight Hundred and Eighty Four between John C. Ryan of the County of Lake and State of Colorado, of the second part, Witnesseth, That the said part of the first part, for and in consideration of the sum of Three Hundred and Seventy Five Dollars, lawful money of the United States of America, to him in hand paid by the said part of the second part, at or before the ensealing and delivery of these presents, the receipt whereof is hereby acknowledged, hath sold, and by these presents doth Grant, Bargain, Sell and Convey to the said part of the second part his heirs and assigns, the following described property, situate, lying and being in the County of Lake in the State of Colorado, to wit: Lot number twenty three [23] and lot number twenty four [24] of Stevens & Leiters Subdivision to United States Survey 271 as the same is added to the City of Leadville, as per plat on file. To Have and to Hold the premises hereby conveyed, together with all the rights, privileges and appurtenances thereto belonging, or in anywise appertaining, unto him the said part of the second part, his heirs and assigns forever, the said part of the first part hereby convenanting to and with the said part of the second part, his heirs and assigns for himself and his heirs, executors and administrators to Warrant and Forever Defend the title to the premises hereby conveyed, against the claim of every person whomsoever.
