Smith THIS INDENTURE, Made this 31st day of December in the year of our Lord One Thousand Nine Hundred and Fourteen between Hiram K. Bushong, a widower, party of the first part, and George B. Smith, party of the second part, WITNESSETH, THAT, the said party of the first part, for and in consideration of the sum of Twenty Five Dollars ($2500.00), he in hand paid by party of the second part, the receipt whereof hereby confessed and acknowledged, have granted, gained, sold, remised, conveyed, released and confirmed, and by these presents does grant, bargain, sell, remise, convey, release and confirm, unto the party of the second part, his heirs and assigns, forever, all the following described lot or parcel of land and real estate, situated and being in the County of Roosevelt and State of New Mexico, to wit: The South Half of the Southeast Quarter and the South Half of the Southwest Quarter of Section One (1) in Township Two (2) South of Range Thirty five (35) East of the New Mexico Meridian, New Mexico CONTAINING One Hundred Sixty Acres (160). TOGETHER with all and singular the lands, tenements, hereditaments and appurtenances, and the reversion, remainder and remainders, rents, issues and profits thereof, and all the estate, right, title, interest, claim and demand whatsoever, of the said party of the first part, either in law or equity, of, in, and to the above bargained premises, with the hereditaments and appurtenances. TO HAVE AND TO HOLD the said premises above bargained and described, with the appurtenances, unto the said party of the second part, his heirs and assigns forever. AND the said party of the first part, for his heirs, executors and administrators, doth covenant and agree, to and with the said party of the second party, his heirs and assigns, that at the time of the ensealing and delivery of these presents I am well seized of the premises and have conveyed, as of a good, sure, perfect and indefeasible estate of inheritance, in law, in fee simple, and have good right, full power, and lawful authority to grant, bargain, sell and convey the same in manner and form aforesaid; and that the same are free and clear from all former and other grants, bargains, sales, liens, taxes, assessments and encumbrances of what kind and nature soever, and the above bargained premises in the quiet and peaceable possession of the party of the second party his heirs and assigns, against all and every person or persons lawfully claiming, or to claim, whole or any part thereof, the said party of the first part shall and will Warrant and Forever Defend.
