    1. [AUS-MELBOURNE] Will from 1902 re land/premises at Wattletree Road Malvern - DUNN, BEATIE, SMITH, WHITEFORD - Query on records available and where I might locate them

Hi all I downloaded a copy of my great grandfather's will (James Whiteford 1902) and the probate document from the PROV site and had a couple of queries on which I was hoping to get assistance. The probate document lists land and property he owned at Glenferrie St Malvern. The land also bordered on Wattle Tree Road Malvern. The probate document references a shop, occupied by H Beamsley, a shop occupied by C Dunn and Co and a a shop and room occupied by Garrett and Plaisted. His daughter Louisa Isabella had married a Dunn so C. Dunn and Co may have included relations. The probate document mentions the size of the land he owned and rented out but not the street numbers. It also mentions a brick villa called "Stronvar" let to a Mrs Mina Brooke also fronting onto Wattle Tree Road. The Whiteford family separately had further land and a house fronting onto Wattle Tree Road in which James's widow and his daughter and her family lived. The assistance I am seeking is advice on records I might be able to look up to find more details of the various properties James held and the businesses to which he rented his premises. These will help me fill out details of the family. I assume, but am not sure, that these could include rate rolls, local council historical records, business records for the companies/people James rented his property to and any other records listers might be able to advise me of. The probate document includes various "Municipal valuations" for the land and properties as well as separate valuations by E.J. Dixon and Sons. I would be pleased to receive advice about what sources might be available I am planning to travel to Melbourne in September. I will only have a Friday and Saturday for research and want to maximise my time there as much as possible. I want to get out to the Cemetery to take photos of the family gravestones. The family members are buried at St Kilda. The probate document notes his daughters at the following addresses - Margaret Beattie of Seymour Ave Malvern, Mary Jane (Kate) Smith of Buckely St Footscray and Louisa Isabella Dunn of Wattle Tree Road Malvern. I would also be interested in finding information about their premises. The land at Wattle Tree Road was sold after his wife's death in 1910 or so. I have a copy of a clipping from The Argus noting that the land sold for a then record price of 100 punds per square foot. Pity they didn't keep it in the family. I'd be very pleased to get suggestions for records it would be worth searching for prior to my travel so I can prioritise what I will see. Other references I've found. There's a reference to a Minnie Whiteford, possibly the daughter in law of James or his granddaughter, both called Minnie, in an appendix to the City of Yarra Review of Heritage Precincts 2007 (Appendix 7) Municipal Rates Books found here http://yarracity.vic.gov.au/Planning/Strategic%20Planning/pdf/c85/Appendix%207.pdf and includes a couple of references I'd appreciate advice on where these rates books are held and if they are viewable by the general public.
